In today's changing market, if your agent is using the term "motivated seller, bring me an offer" in your listing description, it's time to fire them and find a new agent.
Many of today's agent have not been through a normal market. They have grown use to a home selling in days with little to no effort. But times have changed...
So if your agent is asking for a price reduction, change of terms, or if your home has not been shown recently, ask your agent for a copy of their marketing plan. What are they doing to sell your home? Are they waiting by their phone hoping for an offer? Are they practicing the three 'P's of real estate - Put a sign in the yard, Put the home in the MLS, and Pray it sells, or are they working hard to sell your home?
There's no disputing homes are taking longer to sell. Gone are multiple offers and buyers willing to pay over list price. But homes in Jacksonville are still selling. So why isn't yours?
