Q. Is it my imagination or is the market starting to shift?
A. No it's not your imagination, the market is shifting. Specifically we're seeing this in the upper price ranges where homes are taking longer to sell. To give you an example, homes in Northeast Florida under $500k are still in a seller's market with less than 6 months of inventory. However our luxury homes, or those listed over one million have over 13 months of inventory which is a strong buyer's market. So not every area of town is doing well.
